Job Description
The role involves leading and managing complex construction projects, particularly data centers, by utilizing digital tools and innovative practices to ensure efficient, on-budget, and high-quality delivery from start to finish, while fostering collaboration and continuous improvement within a flexible, growth-oriented environment.
Key Responsibilities
- Oversee all project aspects from initiation to close-out, following stage gate processes.
- Develop detailed project execution plans aligned with project stages.
- Coordinate design team activities and support client project management.
- Manage procurement processes including pre-qualification, bid solicitation, and negotiations.
- Support contract negotiations and establish all general contractor business terms.
- Coordinate permitting, approvals, and constructability reviews of project documents.
- Provide cost estimates, cash flow projections, and manage project budgets.
- Identify, scope, and schedule owner-direct vendors, ensuring project delivery within budget.
- Manage day-to-day relationships with contractors and vendors on-site.
- Support change management, including change order review, negotiation, and delay analysis.
- Coordinate value engineering and support project scheduling, tracking, and document control.
- Ensure quality assurance and quality control compliance throughout the project.
Requirements
- At least 8 years of experience on construction projects, including hands-on claims involvement from start to finish.
- Proficient in written and verbal English communication.
- A relentless approach to dealing with people, demonstrating leadership skills.
- A track record of making projects and organizations better beyond just doing the basics, demonstrating impact.
- Experience working directly with clients, ideally with some stints working for Tier 1 or 2 Contractors, providing well-rounded experience as a project manager.
- Desire for a digitally enhanced approach to project management, with an interest in data and project planning principles and software.
- Ability to develop comprehensive project strategies for data center projects, including scheduling, risk management, and cost control, from initiation to close-out and handover (desirable but not essential).
- Proven success in leading negotiations with clients, contractors, and stakeholders to secure optimal terms and favorable outcomes in data center environments (desirable but not essential).
- Understanding of local regulations of contractual practices (desirable).
- Support contractor pre-qualification, bid solicitation, bid analysis, and recommendations.
- Support contract negotiation in collaboration with the client’s project manager and legal counsel, including establishing all general contractor business terms such as mark-ups, fees, insurance, labor rates, and escalation.
- Coordinate design team activities supporting the client project manager.
- Ensure completion of all city and authority approvals, permitting, and related processes.
- Coordinate constructability reviews of project documents.
- Provide cost estimates working with subcontractors and vendors for scope gaps and changes.
- Produce cash flow projections on a monthly basis.
- Assist the client in identifying, scoping, buying out, and scheduling all owner-direct vendors, and manage day-to-day project delivery within the agreed budget.
- Maintain a customer focus in operational activities and foster effective relationships with key client contacts.
- Manage day-to-day activities of general contractors and other directly contracted vendors on-site.
- Support cost management change control, including change order review, negotiation, and delay analysis.
- Coordinate value engineering efforts.
- Support budget management and tracking.
- Monitor, track, and analyze project schedules.
- Support document control processes, including tracking addenda, bulletins, new drawing sets, and clarifications.
- Ensure QA/QC procedures are followed and report any issues or gaps.
- Own the project through all stage gates, providing consistency and clarity, while controlling change and risk management.
- Produce and manage project execution plans (PEP), stakeholder engagement, and collaboration with all parties.
- Provide simple, actionable reports to stakeholders at all levels to facilitate project delivery.
- Develop scalable and repeatable best practices, tools, and solutions in collaboration with the team.
- Maximize the development of personal and professional skills of oneself and team members, and educate clients to improve project outcomes.
- Must be a seasoned project manager with extensive experience working directly with clients, ideally with some experience in Tier 1 or 2 contractors.
- Possess strong leadership skills, including coaching and developing teams.
- Demonstrate impact through implementing scalable and repeatable solutions that have a significant positive effect on projects and organizations.
