Job Description
The role involves leading the development of large-scale power and AI data center infrastructure projects, managing all phases from site acquisition to construction, and collaborating with cross-functional teams to ensure successful project execution in the East region.
Key Responsibilities
- Lead the development of large-scale power and AI data center projects from site acquisition through permitting, design, interconnection, contracting, financing, and handover to construction
- Manage market development and business strategy in the East region
- Identify, originate, and structure GW-scale project opportunities and oversee co-development partnerships
- Develop and oversee project pro-forma models and negotiate critical project agreements such as land leases, PPAs, and utility contracts
- Secure site control, permits, entitlements, incentives, and utility approvals through to project financing and construction start
- Evaluate project sites, design options, technology choices, and procurement strategies in collaboration with internal teams and external consultants
- Manage project budgets, schedules, and forecasts, and coordinate project prioritization
- Provide leadership and direction to development teams and cross-functional project teams
- Identify new market opportunities and greenfield projects across the US
Requirements
- A minimum of a Bachelor's degree in a related field.
- Experience originating and developing large-scale data center projects.
- Minimum 8 years of project development experience in large-scale infrastructure.
- At least 12 years of professional experience.
- Proven problem-solver with a track record of successfully getting projects to Notice to Proceed (NTP).
- Experience with project real estate rights, land contracting, title resolutions, and ALTA surveys.
- Knowledge of environmental regulations, permitting, governmental rules, and market trends that impact project development in the target markets.
- Familiarity with project grid interconnection, interconnection studies, interconnection agreements, and process.
- Familiarity with data center requirements, including fiber and water infrastructure.
- Proficiency in managing project budgets and schedules.
- Proven experience with project agreements such as land leases, purchases, options, county abatement agreements, power purchase agreements (PPAs), NNN leases, water and fiber will-serve letters, utility energy supply agreements, and equipment procurement agreements.
- Hands-on experience with the day-to-day management of projects and a demonstrated track record of successfully planning and managing projects from start to finish.
- Self-starter with proven ability to lead diverse project teams in multiple regions.
- Strong verbal and written communication skills.
- Experience and expertise with MS Office (Word, Excel), MS Project, and PowerPoint.
- Ability to travel domestically up to 20%.
