Job Description
The Director of Pre-Construction leads the strategic commercial activities of the pre-construction phase for renewable energy projects, overseeing procurement, contracting, risk mitigation, and project scheduling to ensure seamless project handoffs and successful project delivery.
Key Responsibilities
- Provide strategic leadership and oversight for all pre-construction commercial activities, ensuring alignment with corporate goals and efficient project delivery.
- Lead, mentor, and manage a team of procurement and pre-construction managers, fostering a high-performance culture.
- Develop, implement, and refine commercial processes, workflows, and standard agreements to ensure seamless coordination and scalability.
- Identify, vet, and onboard strategic vendors and partners for procurement and construction activities.
- Negotiate and execute contracts for major equipment, field services, and consultants, ensuring warranties and long-term agreements are aligned with project needs.
- Ensure all commercial agreements are fully synchronized in scope, schedule, and cost to de-risk projects and ensure budget certainty.
- Lead constructability reviews and value engineering exercises to optimize project cost, schedule, and warranties.
- Manage landlord lease obligations, milestones, and compliance activities during design and pre-construction phases.
- Develop and manage the master project schedule, integrating design, permitting, procurement, and pre-construction milestones.
- Oversee pre-construction budgets, cash flow projections, and capital expenditure approvals.
- Prepare and deliver comprehensive project handoff packages to the construction team, including contracts, schedules, and procurement documents.
- Analyze lessons learned from pre-construction activities and implement process improvements.
Requirements
- Bachelor's degree in Construction Management, Engineering, Business, or a related field.
- A minimum of 10-15 years of progressive experience in construction, with a significant focus on pre-construction, procurement, estimating, and commercial management.
- At least 5 years of experience in a direct leadership role, with a proven ability to manage, mentor, and develop a high-performing commercial team.
- Expertise in managing all commercial facets of pre-construction, including strategic sourcing, vendor prequalification, major equipment procurement, contractor bidding and evaluation, and complex contract negotiation and execution.
- Proven ability to operate at a strategic level and communicate effectively with all stakeholders, including C-suite executives, financial partners, investment committees, department directors, direct reports, and external counterparties.
- Strong financial acumen and experience developing and managing multi-million dollar procurement and construction budgets.
- Proficiency in advanced scheduling software such as Primavera P6 and Microsoft Project, and construction project management platforms like Procore and Kahua.
- Experience in managing procurement, pre-construction, and construction within New York City or similarly dense and complex urban regulatory environments.
- Demonstrated ability to lead, mentor, and develop a team of direct reports, including setting objectives and developing performance KPIs.
- Ability to develop, implement, and refine commercial processes and workflows that align with project goals and ensure seamless coordination between departments.
- Experience actively identifying, vetting, prequalifying, and onboarding strategic partners for procurement and construction, including major equipment manufacturers, general contractors, and field service contractors.
- Experience leading the strategic negotiation and execution of all major equipment contracts, including MSAs and project-specific purchase orders, ensuring warranties and long-term service agreements are aligned with asset management requirements.
- Experience managing the bidding, negotiation, and execution of contracts for field-based services, including general contractor agreements and trade contracts.
- Responsibility for de-risking projects by ensuring all commercial agreements are fully synchronized in scope, schedule, and cost, including eliminating gaps and finalizing major costs for budget certainty.
- Ability to lead constructability reviews and value engineering exercises, analyzing cost, schedule, and warranty implications of design alternatives.
- Experience inheriting and managing landlord lease obligations, including tracking and actioning lease milestones, insurance compliance, and notice requirements during design and pre-construction phases.
- Ownership of developing and managing the master project schedule through design and pre-construction phases, integrating design, permitting, procurement, and construction milestones.
- Developing, managing, and reporting on all pre-construction budgets and cash flow projections, and preparing documentation for capital expenditure approvals.
- Systematic compilation and delivery of comprehensive project handoff packages to the construction department, including contracts, budgets, schedules, lease obligations, and procurement documents.
- Ability to compile and analyze lessons learned from pre-construction activities and departmental workflows into quarterly reports, and drive process improvements.
