A Mechanical Assessor responsible for conducting facility condition assessments of mechanical, plumbing, and fire protection systems in various building types, identifying deficiencies, providing recommendations, and supporting project teams in client interactions and project documentation.
Key Responsibilities
Conduct on-site facility condition assessments of buildings and civil assets, focusing on mechanical, plumbing, and fire protection systems.
Evaluate mechanical systems such as HVAC, ductwork, piping, cooling towers, chillers, and boilers for condition and remaining useful life.
Identify deficiencies in mechanical and plumbing systems and document technical descriptions of observed systems.
Provide recommendations and rough cost estimates for correcting deficiencies to support client planning.
Interview building operations and maintenance staff to gather historical and operational information.
Lead and support junior Mechanical Assessors to ensure quality and consistency of work within the mechanical discipline.
Interface with clients and facility staff to communicate findings and recommendations.
Requirements
A minimum of 6 years of related experience with direct experience in conducting mechanical and plumbing facility condition assessments.
Strong experience assessing healthcare and educational institutions is strongly preferred.
Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
Ability to evaluate mechanical systems such as HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers.
Experience working on construction sites as a Construction Administrator or Field Mechanical Technician is a plus.
Associate or Bachelor’s Degree or certification in Construction Management or Mechanical Engineering is a plus, but not required.
Prior cost estimating experience is a plus.
Strong interpersonal, written, and verbal communication skills are essential.
Ability to work multiple projects simultaneously.
Must have advanced proficiency in Microsoft Office.
Demonstrated experience with Adobe Suite, Bluebeam, Tablets, and Mobile device tools is preferred.
Must be willing to travel up to 40% for out-of-town assignments on average, with projects including one week in the field followed by two weeks in the office.
Must be physically able to walk the stated areas each day, climb fixed and extension ladders, and walk on roof surfaces up to a 3:12 slope.
