Job Description
The Curative Specialist is responsible for ensuring clear, accurate, and insurable land titles for renewable energy projects by reviewing, coordinating, and resolving title issues across multiple regions, supporting project development and land rights security.
Key Responsibilities
- Review title commitments, policies, recorded documents, and surveys to identify defects and encumbrances
- Coordinate and track title curative actions such as releases, affidavits, and quiet title processes
- Collaborate with counsel, landowners, and insurers to resolve title issues and maintain insurability
- Maintain detailed records of title status for each project site
- Support drafting, execution, and recording of real estate documents related to title curative efforts
- Assist development and acquisition teams in interpreting title reports and providing risk mitigation recommendations
- Manage regional differences in title practices to ensure compliance across jurisdictions
- Support due diligence activities for financing and M&A related to site control
- Contribute to process improvements for title clearance efficiency and documentation accuracy
Requirements
- Minimum of 3 years of relevant experience in real estate, title, or land documentation roles.
- Proficiency in drafting and reviewing real estate and title curative documents.
- Experience working with title companies, real estate counsel, or land documentation in a large-scale or multi-property environment.
- Familiarity with surveys, legal descriptions, easements, encroachments, and typical title exceptions.
- Strong organizational and documentation skills with experience tracking multiple assets or sites simultaneously.
- Ability to read, interpret, and summarize recorded documents.
- Experience coordinating and tracking title curative actions such as releases, subordination agreements, gap indemnities, affidavits, quiet title actions, and probate clarifications.
- Ability to collaborate with outside counsel, landowners, and title insurance providers to resolve issues efficiently and maintain insurability.
- Support the drafting, execution, and recording of real estate documents tied to curative efforts.
- Assist developers and acquisition teams in interpreting title reports and providing practical recommendations for risk mitigation.
- Manage regional differences in title practices and curative requirements to ensure compliance across multiple jurisdictions.
- Support due diligence for financing and M&A activities related to site control.
- Contribute to process improvements that enhance title clearance speed, accuracy, and documentation integrity.
