The Mechanical Assessor is responsible for conducting facility condition assessments of mechanical, plumbing, and fire protection systems in various building types, identifying deficiencies, providing recommendations and cost estimates, and supporting project teams and clients throughout the evaluation process.
Key Responsibilities
Conduct on-site facility condition assessments of mechanical, plumbing, and fire protection systems in various asset types.
Evaluate the condition and remaining useful life of mechanical systems such as HVAC, piping, chillers, and boilers.
Identify deficiencies in mechanical and plumbing systems and document findings.
Provide recommendations and budgetary cost estimates for system repairs or improvements.
Interview building operations and maintenance staff to gather system and maintenance history.
Lead and support junior assessors to ensure quality of mechanical discipline work.
Interface with clients and facility staff to communicate assessment findings and recommendations.
Requirements
A minimum of 6 years of related experience with direct experience in conducting mechanical and plumbing facility condition assessments.
Experience assessing healthcare and educational institutions is strongly preferred.
Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
Ability to evaluate mechanical systems such as HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers.
Ability to work on multiple projects simultaneously.
Must have advanced proficiency in Microsoft Office.
Demonstrated experience with Adobe Suite, Bluebeam, Tablets, and Mobile device tools is preferred.
Must be willing to travel up to 40% for out-of-town assignments, with projects including one week in the field followed by two weeks in the office.
Must be physically able to walk the areas each day, climb fixed and extension ladders, and walk on roof surfaces up to a 3:12 slope.
Ability to observe, identify, and document all mechanical, plumbing, and fire protection systems for a given asset, including deficiencies and providing recommendations with budgetary cost estimates.
Ability to prepare written technical descriptions of observed systems and deficiencies, determine the overall condition and remaining useful life of each system, and provide correction recommendations.
Experience interviewing building operations and maintenance staff to determine building history, recent maintenance challenges, and operational information.
Must have a high level of interpersonal, written, and verbal communication skills.
Must be able to review work of peers and actively participate in post-project reviews.
Possession of an Associate or Bachelor’s Degree or certification in Construction Management or Mechanical Engineering is a plus, but not required.
Prior cost estimating experience is a plus.
