The Mechanical Assessor is responsible for conducting facility condition assessments of mechanical, plumbing, and fire protection systems in various building types, identifying deficiencies, providing detailed reports and cost estimates, and supporting project teams and clients throughout the evaluation process.
Key Responsibilities
Conduct on-site facility condition assessments of mechanical and plumbing systems in various asset types.
Identify deficiencies in HVAC, ductwork, piping, cooling towers, chillers, boilers, and fire protection systems.
Document system conditions, critical issues, and remediation recommendations with cost estimates.
Evaluate system remaining useful life, condition, and required remedial measures.
Interview building operations and maintenance staff to gather historical and operational information.
Lead and support junior assessors, ensuring work quality and project collaboration.
Prepare project documentation and progress reports for review.
Interface with clients and facility staff to communicate assessment findings and recommendations.
Requirements
A minimum of 4 years of related experience required.
Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
Direct experience in conducting facility condition assessments for mechanical and plumbing equipment strongly preferred.
Experience assessing healthcare and educational institutions strongly preferred.
Prior cost estimating experience is a plus.
Strong interpersonal, written, and verbal communication skills and ability to manage multiple projects simultaneously.
Strong proficiency with AutoCAD is required.
Must have advanced proficiency in Microsoft Office.
Demonstrated experience with Adobe Suite, Bluebeam, Tablets and Mobile device tools preferred.
Must be willing to travel up to 40% for out-of-town assignments, with projects typically including one week in the field followed by two weeks in the office.
Must be physically able to walk the stated areas each day, climb fixed and extension ladders, walk on roof surfaces up to a 3 12 slope.
