Job Description
The role involves leading and managing complex construction projects, particularly data centers, by leveraging digital tools and innovative practices to ensure efficient, on-budget, and high-quality delivery from start to finish, while fostering collaboration and continuous improvement.
Key Responsibilities
- Oversee all project aspects from initiation to completion following stage gate processes.
- Develop detailed project execution plans tailored to project stage and design maturity.
- Coordinate design team activities and support client project management efforts.
- Support procurement processes including pre-qualification, bid solicitation, and bid analysis.
- Lead contract negotiations and establish contractual terms with clients and vendors.
- Manage project stakeholders, including clients, contractors, and vendors, to ensure timely and within-budget delivery.
- Monitor and control project schedules, costs, and risks throughout the project lifecycle.
- Coordinate design reviews, permitting, and approvals with authorities.
- Support value engineering, change management, and cost control initiatives.
- Produce actionable reports for stakeholders to facilitate project delivery and decision-making.
- Develop scalable, repeatable project management practices and tools.
- Lead and develop project teams, fostering continuous improvement and professional growth.
Requirements
- At least 8 years of experience on construction projects, including hands-on claims involvement from start to finish.
- Proficient in written and verbal English communication.
- A relentless approach to dealing with people, demonstrating leadership skills.
- A track record of making projects and organizations better beyond just doing the basics, demonstrating impact.
- Experience working directly with clients in a project management capacity, ideally with some experience working for Tier 1 or Tier 2 Contractors.
- Ability to develop comprehensive project strategies for data center projects, including scheduling, risk management, and cost control, from initiation to close-out and handover (desirable but not essential).
- Proven success in leading negotiations with clients, contractors, and stakeholders to secure optimal terms and favorable outcomes in data center environments (desirable but not essential).
- Experience supporting contractor pre-qualification, bid solicitation, bid analysis, and recommendations.
- Experience supporting contract negotiation, including establishing all general contractor business terms such as mark-ups, fees, insurance, labor rates, and escalation (as part of supporting legal and client teams).
- Ability to coordinate design team activities supporting the client project manager.
- Experience ensuring Authority approvals, permitting, and constructability reviews of project documents.
- Ability to gather cost estimates working with subcontractors and vendors for scope gaps and changes.
- Experience producing cash flow projections on a monthly basis.
- Ability to assist clients in identifying, scoping, buying-out, and scheduling all owner-direct vendors, and managing the delivery of projects within budget requirements.
- Capability to support cost management change control, including change order review, negotiation, and delay analysis.
- Experience supporting value engineering, budget management, schedule monitoring, tracking, and analysis.
- Ability to support document control processes, including tracking addenda, bulletins, new drawing sets, and clarifications.
- Ensuring QA/QC processes are followed and reporting any issues or gaps.
- A project management background with experience overseeing all project aspects through stages 2-6, following the appropriate stage gate process.
- Ability to create detailed project execution plans appropriate to the stage gate design maturity.
- Experience working in a digital transformation environment, integrating project management elements through project controls-centric delivery.
- Desire for a digitally enhanced approach; familiarity with project planning software and principles is preferred.
- Ability to develop scalable and repeatable best practices, tools, and solutions in collaboration with the team.
- Proven leadership skills, including coaching and developing teams or teams of teams, with a focus on continuous improvement.
- A strong interest in data and decent Excel skills (training provided if not already proficient).
- Charisma, influence, and presence to motivate construction personnel to adopt new approaches and best practices.
- Ability to work in a hybrid role combining remote work with site presence in the Cardiff area.
- Legal right to work in the UK/EU, with the ability to support visa transfers if applicable.
