Key Responsibilities
The Development Manager will work closely with a variety of key stakeholders, AMER teams, and related leaders including but not limited to, site acquisition, engineering, asset management, legal, commercial, capital projects and operations to successfully deliver our development projects. In order to be successful, you must have a strong background in real estate acquisition, development and project management, be able to work in a dynamic and global organization and have a strong desire to continuously learn and innovate. In particular, we will expect you to have a specific knowledge of data centers or similar commercial / mission critical site selection, ideally to include zoning /permitting, procurement, delivery, and operations. The right person will demonstrate proven program management experience to deliver multiple high priority projects at the same time.
/ Focus on supporting sites from acquisition to delivery. Working alongside capital projects, asset management and operational teams to ensure success criteria are met.
/ Coordinate and or develop the preparation of business plans for new developments
/ Work with Joint Venture partners to develop schemes from relationship to reality.
/ Develop and deliver project and board level reports (monthly and quarterly)
/ Support the various due diligence efforts on projects and opportunities in the AMER portfolio.
/ Work with finance and asset management teams to ensure accurate reporting of project success metric at senior and board level.
/ Build excellent relationships with internal stakeholders to ensure a pro-active risk-based approach to development management.
Requirements
/ From a Data center or mission critical real estate background, with a focus on taking sites from acquisition to delivery with project management experience.
/ Data center operations, construction, technical due diligence, and risk assessment experience strongly desired
/ Undergraduate degree in engineering, real estate or commercial / surveying discipline is desired.
/ Ability to understand real estate financial modelling and key metrics
/ Excellent relationship builder
/ Excellent appreciation of the planning / permitting process, preferably at a pan European level
/ Appreciation of joint ventures, partnership or lease arrangements
/ 3 years post qualification experience
