Job Description

Key Responsibilities
Transaction & Portfolio Management: Oversee the Transaction Management program, partnering with broker teams to assess site requirements, evaluate opportunities, and negotiate lease terms. Conduct feasibility studies and site evaluations to assess potential locations and project viability, or refurbishment on site.
Financial & Budget Oversight : Lead REWS annual operational budget development, resource allocation, and continuous cost-effectiveness strategies across the global facility portfolio in partnership with Finance, Legal, and Alphabet stakeholders.
Develop and manage project budgets, ensuring financial transparency and cost control.
Track project expenditures, forecasts, and variance analysis, ensuring alignment with corporate financial goals.
Ensure compliance with lease terms, building codes, sustainability goals, and workplace safety regulations.
Vendor & Service Partner Management: Manage domestic and international service providers, contractors, procurement, and contracts to deliver high-quality, cost-effective solutions, including robust 24/7/365 maintenance and redundancy planning. Source, select, and manage construction contractors, subcontractors, suppliers, and consultants.
Facilitate cross-functional collaboration, ensuring seamless integration of IT, security, and workplace and lab engineering services into project planning.
Strategic Business Alignment: Build strong relationships with key business partners to understand requirements, deliver optimized solutions, and proactively provide timely new capabilities for Bloom’s business, engineering, and operations teams.
Cross-Functional Collaboration & Risk Management: Partner across internal and external functions—including Legal, Procurement, Security, and Operations—to effectively manage portfolio risks, compliance, and operational alignment.
Project Execution & Management: Support global expansion, relocations, and renovations, collaborating closely with Project Managers, Real Estate, and Design teams to ensure smooth transitions and continuity of operations
Lead RFP processes, selecting and managing external vendors, architects, engineers, and contractors.
Integrate sustainable construction practices, materials, and technologies to support environmental goals and green building certifications (e.g., LEED).
Lead the development of real estate project strategies, ensuring alignment with corporate objectives, workplace standards and lab engineering standards and playbooks.
Reporting & Documentation: Provide regular status updates, executive reports, and risk assessments to Corporate Real estate and executive Stakeholders.
Maintain comprehensive project documentation, including lease agreements, floor plans, construction schedules, and closeout reports.
Implement post-occupancy evaluations to measure project success and inform future real estate decisions.
Requirements
Bachelor’s degree in Business Administration, Facilities Management, or related field; advanced degree or professional certification (e.g., IFMA CFM/FMP, BOMA, PMP) preferred
10+ years of experience in facilities, office services, or corporate operations, with at least 5 years in a senior leadership role overseeing multi-site or global teams
Proven ability to lead and inspire diverse teams, including facilities, administrative, and operational professionals across regions
Strong understanding of lease management, office relocations, corporate HQ operations and real estate planning
Demonstrated success in workplace transformation, change management, and cross functional collaboration with HR, IT, and Finance
Experience developing and managing budgets, vendor contracts, and service-level agreements
Exceptional organizational, communication, and relationship-building skills, with a track record of fostering collaboration across disciplines and geographies
A proactive, solution-oriented mindset and ability to balance strategic leadership with operational excellence
10-20% Travel Required
Ability to work in an office environment and occasionally visit manufacturing, construction, and facility project sites.
Ability to sit, stand, walk, and use a computer for extended periods.
Ability to occasionally lift and carry up to 20 pounds.
Ability to navigate manufacturing and construction environments while adhering to required safety protocols.
