Job Description

A field-based Right of Way Acquisition Specialist responsible for managing land rights acquisition for energy projects across South Texas, involving landowner engagement, legal documentation, negotiations, and coordination with various project teams.

Key Responsibilities

  • Engage landowners to explain project scope, address concerns, and secure land rights such as easements and rights-of-entry.
  • Research property ownership, title information, and parcel boundaries using county records and databases.
  • Prepare, review, and execute land use documents in compliance with regulatory standards.
  • Negotiate compensation agreements and settle damage claims with landowners.
  • Document landowner communications and maintain detailed parcel files.
  • Record legal documents with county offices across multiple counties.
  • Read and interpret maps, plats, engineering drawings, and legal descriptions to assess project impacts.
  • Coordinate access with surveyors, environmental teams, inspectors, and contractors.
  • Support valuation reviews, appraisals, and damage assessments.
  • Track acquisition progress and report on field status.
  • Participate in project meetings and assist with project close-out.

Requirements

  • 2 to 5 years of experience in right of way acquisition, real estate, or related field
  • Working knowledge of Texas property law, land rights, and real estate documentation
  • Experience researching title and ownership through Texas county and appraisal district systems
  • Strong negotiation and conflict resolution skills
  • Clear, confident communication with landowners and stakeholders
  • Comfortable with regular field travel across South Texas
  • Ability to read and interpret maps, plats, engineering drawings, and legal descriptions to communicate project impacts
  • Experience preparing, reviewing, and executing land use documents in compliance with client and Texas Railroad Commission standards
  • Experience documenting landowner communications and maintaining detailed parcel files
  • Experience recording executed legal documents with county offices in Bexar, Comal, Guadalupe, and surrounding counties
  • Ability to coordinate access with surveyors, environmental teams, inspectors, and contractors
  • Support valuation reviews, appraisals, and damage assessments
  • Track acquisition progress and report field status
  • Participate in project meetings and assist with project close-out
  • Possess an associate degree or equivalent experience
  • Preferred: Texas pipeline or transmission experience
  • Preferred: Familiarity with landowner dynamics in Bexar, Comal, Guadalupe, or surrounding counties
  • Preferred: IRWA coursework or certifications
