Job Description
A field-based Right of Way Acquisition Specialist responsible for managing land rights acquisition, negotiations, and documentation for utility and infrastructure projects across Southeastern Wisconsin, ensuring compliance and coordinating with various teams to support project development.
Key Responsibilities
- Engage landowners to explain project scope, address concerns, and secure land rights such as easements and agreements
- Research property ownership, title information, and parcel boundaries using public records and GIS systems
- Prepare, review, and execute land use documents in compliance with legal and regulatory standards
- Negotiate compensation agreements and settle damage claims with landowners
- Document landowner communications and maintain detailed parcel files
- Record legal documents with county offices
- Read and interpret maps, plats, engineering drawings, and legal descriptions to communicate project impacts
- Coordinate access needs with surveyors, environmental teams, inspectors, and contractors
- Support valuation reviews, appraisals, and damage assessments
- Track acquisition progress and report status to project team
- Participate in project meetings and assist with field close-out activities
Requirements
- 2 to 5 years of experience in right of way acquisition, real estate, or a related field, with experience in transmission or utility projects in the Midwest preferred
- Working knowledge of Wisconsin property law, land rights, and real estate documentation
- Comfort researching title and ownership records through Wisconsin public systems and county records
- Strong negotiation skills and the ability to resolve conflict professionally
- Clear, confident communication skills with a wide range of landowners and stakeholders
- Must be comfortable with regular field travel throughout the Milwaukee metro and surrounding rural areas
- Associate degree or equivalent combination of education and relevant experience
- Familiarity with Southeastern Wisconsin landowner dynamics and permitting environment is a plus
- IRWA coursework or certifications are a plus
