Job Description
The position involves supporting renewable energy project development by managing real estate risks, reviewing title reports, negotiating land agreements, and ensuring proper land and title documentation for utility-scale solar projects.
Key Responsibilities
- Review title reports, surveys, and real estate documents to assess risks
- Advise on lease, easement, and option agreement terms
- Develop and execute strategies to resolve title issues for project finance and policy requirements
- Manage relationships with mineral contractors, land agents, and surveyors
- Negotiate title coverages and oversee title policy deliverables
- Provide project real estate status updates and risk assessments to the development team
- Populate legal instruments and land contract schedules
- Assist in abstracting real estate instruments for internal land management
Requirements
- A bachelor’s degree (BA, BS), or comparable education, training, and experience is required.
- At least 10 years of relevant experience with a law firm or real estate developer.
- Experience performing detailed review of title reports, surveys, and underlying real estate documents to prepare real estate risk assessments.
- Experience advising on real estate lease, easement, and option agreement terms and conditions.
- Experience developing and executing strategies to cure title issues including subordinations, crossing consents, sub-surface land campaigns, and other curatives required for project finance and policy issuance.
- Experience managing mineral contractors, land agents, and ALTA surveyors on matters of land and title.
- Experience negotiating title coverages and managing title policy deliverables for the development team.
- Excellent oral and written communication skills with the ability to build trust and confidence across the company.
- Ability to work as an integrated part of a team in a fast-paced environment and effectively manage multiple priorities.
- Attention to detail and the desire for continuous process improvement.
